Costa Rica’s laws and constitution protect private ownership of land, and foreigners enjoy the same rights to property ownership as do citizens. There are very few restrictions to ownership of private land, and neither citizenship nor residency is required for land ownership. Costa Rica has a very safe and secure form of title registration, centered in the “Registro de la Propiedad” (Public Registry), where both title documents and topographical surveys are recorded and registered. Once the purchase is processed, the title is transferred to the new owner under their name. This process usually takes between four and six weeks.
Nosara is located in the Guanacaste Province in northwestern Costa Rica. It is bordered by the Pacific Ocean to the west, and is surrounded by lush rainforest, verdant mountains, waterfalls, and rivers. Much of the beachfront region lies within the Vida Silvestre Wildlife Refuge and is protected by law from development and deforestation into perpetuity, insuring a natural and pristine environment for future generations. Nosara has developed into a growing international residential community and has an airport, clinic, veterinarian, markets, hardware stores, and excellent restaurants. Property values in the region have appreciated over 100% annually in the past five years.
